How are NYT online ads - posted and displayed?
NBP posts and edits your New York Times advertisements, adds html code to create a better text format and the logo + direct links are attached back to your page to increase your centralization of marketing. Also it helps more buyers visit the site, which helps you more, as everyone will have a similar set up.
Do you utilize print advertising?
After elaborate analyzing from past experiences, our professional broker realized that at least 90% of all leads were coming from the web. With web-technology growing ever so rapidly, 100% of all leads will soon be the norm. (All packages come with a free NYT online ads - $260 value per ad - Free)
How long will listing stay on the web?
Depending on the all inclusive success package you chose anywhere from 1 month to life of listing. You can invest in another package if your previous membership expires.
Can I get an additional New York Times ad through NBP and how much does it cost?
Yes - 160.00 for 1 month. (all packages come with Ads) Thru the NYT online direct it is 260.00 for 1 month, a $100.00 savings. Only for members of No Brokers Please. (NBP will post the ad and all edits will go through NBP.)
How does the RLS option work?
It is an option that you can choose with your main package to post a property. The MLS option will last as long as the package you selected (3 mo or life of listing).
If you are working with buyer's brokers and offering a commission of 2.5% or higher, we will add you to the NYC Real Estate RLS - Rebny listing system, On line residentioal database, Demsker Realty website, Trulia, Property Shark, City Realty, Yahoo, Google, HGTV, Street Easy and more. All inquiries will be handled by us and passed along to you. Listings will go to every broker in NYC. 1 time cost for the life of the membership. (upon sale membership ends)
All listings will be added under Demsker Realty, REBNY member. You must purchase a package to use this RLS option and sign exclusive.
How much does it cost?
1999.95 for the RLS option and it lasts for the length of your NBP membership.
Can you help me with a marketing plan?
Yes, we have all the elements and a marketing plan inside the E-Book - Inside Secrets of a Professional Broker, which comes with your membership.
Do I need to use Print advertising or other websites outside of the ones No Brokers Please suggests?
You don’t have to due to the traffic of NBP and you might also want to augment your approach with some secondary sources of marketing. It is not in the quantity of places the ad appears but in the quality of the sites in terms of qualified buyers for your area. There are some secondary sources you might want to use like the New York Times and Newsday or others. I would shy away from costly print advertisements as they generally don’t get a response to warrant the cost. (see E-Book for complete explanation.)

Who posts information to my personal web page?
You control the text, photos, floor plan and home information provided on your personal web page within the site.
Can I modify my posted property information?
You will receive a username and pass word which will enable you to modify your personal web page at any time you desire.
What is board package service?
Co-op / condo sellers only – we will help you or your buyer prepare a co-op or condo package with professional quality which will increase your chances of approval.
Is there a contract or anything I need to sign?
No - 1 credit card transaction through the SSL secure website and you are done.
Is this safe?
Yes – we have employed many safety pre-cautions to protect all information submitted to the website Such as SSL dynamic security protection and more. We never share or distribute any information.
Will my information be shared?
No information will be shared, sold or passed along to anyone. Never will happen!
Where do I get the forms that you supply for selling and the E-book (Beating the System – Inside secrets of a Real Estate Broker)?
Upon sign up and payment confirmation, you will be emailed the forms and the E-book so you can get started right away.
How will the forms help me?
They will help you to qualify buyers, provide a picture of their financials, show their ability of approval for a mortgage or board approval, keep track of the flow of buyers, and create professional show sheet

How Do I upload photos?
Just go to the bottom of the post property page and utilize the photo button to select photos from your home PC. You will see a pre-view on the box on the right hand side of the photo. If the photo is too large, ideal size 300 x 200, you will get an error message and need to re-size the photo.
How many photos can I upload?
You get a maximum of 10 photographs to upload. You can use less if you so desire but 10 is the maximum. The photos should be saved on your PC so it can be uploaded to the site.
Can I upload a floor plan?
Yes you can upload 1 floor plan per listing. Above the photo up loader is a spot for the upload of the floor plan. The floor plan should be saved on your PC so it can be uploaded to the site.
When choosing a status on the post property page, what is a lead?
A lead is something that is currently not ready to be shown or isn’t officially on the market for sale. At the top of your property listing page on NBP, the status will be listed for buyers to see.
What if I decide to take my property off the Market?
On the view account page, you need to select to edit your property list and then change the status to Temp off the market. This status will stop your property from showing up on the website. You can easily switch the status to active to put your listing back on the website.
What if I have a signed Contract or it get sold?
On the view account page, you need to select to edit your property list and then change the status to Contract Signed or Sold. Contract signed status will remain on the website but alert viewers that you have a signed contract while Sold listings will be removed from the search results.
What if I want to change a picture or text after I have activated my property?
Just login into your account with your username and password and then go to the edit property button next to your property that you previously posted. Click edit property button and you can edit any aspect you see fit. Once you are completed, you will save the changes and it will be reflected upon the website.
What if my member ship expires and I want to purchase another membership?
You will just need to reorder again though the sign me up link.
How do I sort Search results, they came up out of order?
All you need to do is to click on the header item like price and all items in the search results will be sorted in order from either highest to lowest or lowest to highest. You can sort by address, price, square footage and bedrooms.
What if I want to post a 2nd Property?
On your view account page you simply choose the post property button to add a new property to your original one. You will then to through the information and payment steps.
Can I work with Buyer's brokers?
Yes, the system was made to offer you flexibility to work with no brokers or buy side brokers. Either way you will still reduce costs and net more money. (see our RLS option for best way to work with buy-side brokers and get the greatest exposure.)
